Sealing Out Rats and Mice in San Antonio

A low mid-century house in Alamo Heights set behind big shade trees and shrubs
Big trees close to the roof look great and give rats a ladder. Exclusion work starts with the roofline.

You can trap rats every week for a year and still have rats, because new ones keep walking through the same gap. Exclusion means finding those gaps and closing them with materials a rodent can't chew through. It's slower and duller than trapping, but it's the part of the job that keeps you from making this call again next spring.

In San Antonio the gaps tend to fall in two groups. Up high, roof rats use soffits, vents and the joint between the roof and the fascia. Down low, mice and Norway rats use weep holes, garage doors, pipe holes and crawl space skirting. A thorough tech checks both.

The Roofline

Roof rats get in high, so the roof gets the most attention on most jobs. The tech looks for daylight at soffit corners, gaps where a lower roof meets a wall, torn gable vent screens, and openings around plumbing vents and the AC line set. Repairs use galvanized hardware cloth, sheet metal flashing, and sealant made for exterior work. Expanding foam by itself won't hold, because rats chew right through it.

Trimming trees is part of exclusion too. A rat that can't reach the roof can't test it. Read the roof rat guide for the plants that cause the most trouble.

The Foundation and the Garage

Lower down, the usual list:

  • Weep holes in the brick veneer, fitted with screens or inserts, never mortar
  • Garage door bottom seals and the gaps at the corners
  • Holes where the dryer vent, hose bib and AC lines leave the house
  • Crawl space vents and skirting on pier-and-beam houses
  • Gaps under exterior doors and around the pet door

Timing the Work

Seal the house while the rats inside are being trapped, not before. If you shut every hole on day one, the ones inside have no way out and nothing to eat but your stuff. Most techs trap for a week or two, watch where activity drops off, then close the last openings. One-way doors on the main entry point are another option some companies use.

Ask for a list or photos of what was sealed. That way you know what was done, and you can check it after a storm. Exclusion pairs well with an inspection if you're not sure where they're coming in.

Questions From Callers

Is exclusion worth it if I only had one rat?

If one got in, the gap is still there. Sealing it now is usually cheaper than dealing with a family of them later.

Will sealing trap animals in my attic?

It can if it's done too early. A good tech traps first, or uses a one-way door, then seals the last hole once activity stops.
