Rodent Control in Alamo Ranch

Alamo Ranch is the big master-planned area on San Antonio's far West Side, around Loop 1604 and Culebra Road, with Alamo Ranch Parkway running through it. Most of the homes went up in the 2000s and 2010s, and new phases keep opening on land that was ranch and brush not long ago. Shopping centers line 1604 and Culebra.

New houses don't mean no rodents. When brush gets cleared for the next phase, the animals that lived there move into the nearest homes.

Construction pushes rodents out

Calls here often come in waves that line up with land clearing nearby. Mice, Norway rats and woodrats lose their cover and head for garages, sheds and backyards on the edge of the newest streets. If a lot next to yours is being graded, check the garage and the side yard for droppings over the next few weeks.

Small gaps in new homes

Builder homes here are mostly brick or stone veneer on slabs. The common entry points are open weep holes, garage door corners, and the holes where the AC lines, cable and plumbing go through the wall. Two-story homes add roof seams. A tight garage door seal and weep hole screens stop most mice. Roof seams and vents call for exclusion work.

HOA rules may cover exterior changes, so ask the technician to use repairs that blend in.

Drainage, parks and new trees

Alamo Ranch has drainage channels, retention ponds and parks laid out between the subdivisions. Those strips of grass and brush give rodents a place to live between the houses. As the young trees planted with each new phase grow up, roof rats get a way onto roofs that wasn't there when the homes were built. Trim young trees back from the eaves early, before they become ladders.

Questions from this part of town

My house is two years old. Why do I have mice?

New homes have open weep holes and garage door gaps. When nearby land gets cleared, mice look for the closest shelter.

Will my builder warranty cover rodent sealing?

Ask your builder. Some treat construction gaps as defects. Rodent removal itself usually isn't covered.

Does my HOA need to approve repairs?

Small repairs like weep hole screens usually don't change the look of the house. Check your HOA rules for anything visible.
