Crawl Space Rodent Control for San Antonio Homes
A lot of San Antonio's older houses sit on piers with a crawl space underneath. You'll find them across Beacon Hill, Monte Vista, Dignowity Hill, King William, Tobin Hill and much of the South and West Sides. When the skirting around that crawl space breaks or goes missing, rats and mice move in under the floor, out of the sun and close to the kitchen plumbing.
From the crawl space they follow pipes up through the floor into kitchen cabinets, bathrooms and wall cavities. Fixing the problem means working under the house, which is cramped, dirty work most people would rather hand off.
- Burrows or worn paths at gaps in the skirting
- Droppings in cabinets above plumbing lines
- Gnawing or movement under the floor at night
- A musty or ammonia smell near floor vents
What a thorough crawl space job includes
Expect the technician to get under the house, not just look in from the edge. A complete job covers:
- A full walk of the skirting and foundation vents from outside
- An inspection under the house for nests, droppings, burrows and dead rodents
- Trapping along the runways under the floor
- Sealing pipe and wire holes through the floor with metal mesh and sealant
- Repairing or replacing skirting with hardware cloth buried into the soil
- A latching access panel so plumbers can get in without leaving a gap
- Cleanup of droppings and nests once the activity stops
Step by step
The first visit is inspection and trapping. Traps go along the beams and next to pipes where rodents travel. Bait, if used at all, should be in locked stations outside. The technician leaves the main gap in the skirting watched for a week or two while the catch goes down. Then they close the floor penetrations from below and rebuild the skirting. Hardware cloth set into a shallow trench along the bottom stops Norway rats from digging under. A follow-up visit checks for fresh digging and empty traps before any cleanup.

Why crawl spaces are a San Antonio problem
Pier-and-beam was common construction in San Antonio before slab foundations took over after World War II. Thousands of those houses are still standing in the older neighborhoods. Their skirting has been patched, replaced, and pulled off for plumbing and foundation work more times than anyone can count. Every missing board is a door.
The clay soil adds to it. Clay shrinks in drought and swells after rain, and that movement opens gaps at the base of skirting and around piers. Foundation repair crews often leave the skirting off when they finish, and rats find it in days.
What to ask before you hire
Crawl space work varies a lot from one provider to the next, so pin down the scope before anyone starts. Ask whether the technician will go under the house or only look from the access panel. Ask what material goes into the skirting repair and whether it gets buried at the bottom. Ask how they will seal the pipe holes through the floor, and whether droppings and nests come out as part of the price or as a separate cleanup. If the house has had foundation work, mention it, since piers and shims change where gaps show up.
Get the plan in writing with the number of visits. Crawl space jobs often need a second trip once the trapping slows down.
What you can do yourself
Walk around the house and look at the skirting from the outside. Note missing panels, broken lattice and holes at ground level. Keep firewood, lumber and junk away from the skirting so rats have less cover on the way in. Don't crawl under the house to clean up droppings without gloves and a wet cleaning method. The droppings cleanup page explains the safer way.
Questions from callers
Can I just staple lattice back on?
Wood lattice alone won't stop a rat. Hardware cloth behind the lattice, buried a few inches into the soil, is what holds.
Should the crawl space vents be screened?
Yes. Vents need airflow, so use metal screen or hardware cloth rather than closing them off.
Rats keep coming back after foundation work. Why?
Foundation crews often remove skirting to reach the piers and don't put it back tight. Have the skirting rebuilt once the foundation work is done.
Is a dead rat under the house a health risk?
It's an odor and fly problem more than anything, but handle it with gloves and bag it. See dead rodent odor removal.
How long does a crawl space job take?
Trapping usually runs a week or two before the skirting is closed for good, and the repair itself can take a day or more depending on how much skirting needs replacing. Ask the provider for the number of visits up front.
Do slab houses need this?
No. Slab houses don't have a crawl space. Their low entry points are weep holes, garage doors and pipe holes, covered on the mouse control page.
